What does commercially driven design mean?

That the operating model is a design input rather than a constraint discovered later. How many covers, how many beds, how many courts, how the vehicles move, where staff go and what the building costs per square metre are all decisions the plan has to serve.

Working that way produces buildings that are better than the brief rather than compromises against it, because the compromise was made at the right moment.

How do you work with an operator's own standards?

As the starting point. Operators with a rollout have brand standards, layouts and specifications that exist for good reasons and are not up for renegotiation on a single site.

The design work is in resolving those standards against a specific plot — its levels, its access, its neighbours and its planning context — so the result is recognisably the operator's building and still belongs where it stands.

Does the practice work as part of a wider team?

Usually. Most schemes involve a highways engineer, a structural engineer, a planning consultant and the client's own project team, and the drawings only work if they agree with everyone else's.

Coordinating that is part of the service rather than something the client is left to chair.
