Why start with feasibility?

Because the question on a residential site is not what could be built but what will be consented, and the gap between the two is where developers lose money. A feasibility study establishes the realistic quantum early enough for it to inform the offer rather than explain the loss.

That is a different exercise from a design: it tests density, massing, amenity, parking and daylight against local policy, and it is worth having before a site is bought rather than after.

How are HMOs and conversions approached?

Conversions are constrained by the building that already exists, and the constraints are rarely the obvious ones — Article 4 directions, licensing standards, fire strategy and amenity requirements decide the scheme long before layout does.

Establishing which of those apply to a specific property, in a specific authority, is the first piece of work. It regularly changes what the building is worth.

Who is this for?

Residential developers, investors and landowners, and land acquisition teams testing sites before committing. If a site is being appraised, feasibility is the service that answers the question being asked.
