What does the service cover?

Preparing the drawings and the design case, coordinating the supporting consultants an authority will require, submitting, and managing the application through to determination — including the questions and amendments that arrive partway through.

Where a scheme is contentious, pre-application engagement usually earns back its cost by settling the objection before it becomes a refusal.

How is a difficult application handled?

By making the case explicitly rather than hoping the drawings make it implicitly. A change of use in a residential street, a roadside unit with a highways objection, or a leisure use with noise and lighting concerns all fail for the same reason: the application answered the design question and not the one the objector actually raised.

The supporting statement is where that is won, and it is written as part of the application rather than added at the end.

What about conditions and discharge?

A consent with twenty conditions is not yet a buildable project. Discharging them is a distinct piece of work and is scoped as one, so it is not discovered as a delay after the decision notice arrives.
