What does a care provider actually need from a designer?

A building that will register. Specialist accommodation is judged against a regulatory framework as well as a planning one, and the two pull in different directions: room sizes, separation, sightlines, staff provision and means of escape all have to work simultaneously.

Resolving those together, early, is the difference between a scheme that opens and one that is redesigned after a pre-registration visit. It is also cheaper to solve on paper than in a building already under contract.

How is planning handled for care schemes?

Change of use is often the whole battle, particularly for children's homes in residential streets where the application attracts objection regardless of the design. The case has to be made properly the first time, with the right supporting evidence and a clear account of how the property will operate.

We prepare that case as part of the application rather than treating it as a separate exercise bolted on afterwards.

Who is this for?

Care providers expanding their portfolio, operators converting existing properties, and developers building specialist accommodation to lease. The earliest useful involvement is at acquisition, while a property can still be walked away from.
