Enquire about this

What are the visuals actually for?

Usually one of three audiences, and they want different things. A planning committee needs to see how the building sits in its context. An investor needs to understand the offer. A marketing suite needs the building at its best.

The same model serves all three, but the view, the treatment and the level of context are chosen for the audience rather than produced once and reused.

Are they accurate?

They are produced from the project's own design information, at the correct heights and in the correct context, which is what makes them usable in a planning application at all.

A visual that flatters a scheme past what will be built is a liability at committee and a complaint afterwards.

When in the project do they help most?

At the point of persuading somebody — a pre-application meeting, a consultation event, a funding conversation. Produced too early they lock in decisions that are not settled; produced too late they arrive after the decision they existed to influence.
