What decides whether a leisure site works?

Court or floor count against site area, and everything that follows from it. The number of padel courts a plot supports, the run-off and height they need, how members arrive and park, and where changing and social space sit all determine whether the operating model works before the building matters.

Testing that first means an operator knows what a site is worth to them while there is still a decision to make.

What are the usual planning constraints?

Floodlighting, noise and hours of use, in most cases. Padel in particular generates a characteristic sound that neighbours object to, and courts want to be open in the evening, which is exactly when both issues are sharpest.

Addressing them in the application, with the right supporting assessments, is more effective than defending them at committee.

Who is this for?

Padel and racket sport operators, gym and fitness brands opening new sites, and developers bringing leisure into a wider scheme.
